PRE-PURCHASE, REMODELING & CLEARANCE INSPECTIONS

Are you looking for a company which can be trusted to deliver a lead compliance certification?


We will be your reliable partner. Our experts will perform a surface by surface visual inspection to determine the presence of any deteriorated paint, friction-impact surfaces or hazard areas including paint chips or paint dust. All components are assumed to contain lead paint unless tested for the presence of lead based paint.


If all painted components are intact, covered or replaced, the area cleaned, no exterior paint chips or dust, the dust wipe samples are collected randomly from every other room from a floor, window sill or a floor window well combination. On the exterior any uncovered soil will be sampled. Dust wipes and soil are sent to lab and if they pass - a Lead Compliance Certificate is awarded to the unit/property.




MAKING SURE YOUR CHILDREN ARE SAFE

An inspection identifies whether there is lead-based paint on any surface inside or outside your home. It's particularly useful if you’re planning a renovation, are going to paint, or are having paint removed.

 

An inspector will inventory all painted surfaces, including those covered by wall paper, both inside and outside the house. Samples are then tested, either on site with a portable X-ray fluorescence (XRF), or collected and sent to a laboratory recognized by the EPA's National Lead Laboratory Accreditation Program.

 

The XRF measures lead in the paint without damaging it, and provides a fast method for classifying painted surfaces as either positive (lead) or negative (lead under the federal action level). But if the results aren't conclusive, samples of one- to four-square inches of paint are removed and sent for lab analysis.

 

 

Radon home testing kits are very basic. The results can take a long time to receive and can produce false results at times. Our continuous radon monitoring test system will be placed in your home to measure the air in your home over a typical 48 hour period. Data is collected from indoors and a radon level chart is produced for professional analysis.

COMMERCIAL INSPECTIONS & EDUCATION TO PROTECT 

Commercial inspections are completed for properties like apartment complexes, motels, office buildings, retail stores, warehouses and industrial sites. The presence of radon and/or lead can only be determined by a professional assessment of the physical characteristics of the components in question and their susceptibility to damage. The potential for contact between the building occupants and the components is critical to assess the real hazard (and to then define an appropriate response action).

COMPONENT SPOT TESTING

We will come to your home and test single or multiple components for the presence of lead based paint. This is especially useful for contractors or home owners doing minor remodeling in pre-1978 houses. Due to new laws, any work disturbing painted/coated surfaces on pre-1978 houses must be done by contractors or landlords and must follow Renovate, Repair & Replace rquirements (RRP).   Many manufacturers were beinning to phase out lead in the 1960s, so it is probable that a siginicant percentage of houses built since that era would pass the spot test.

XRF ANALYSIS & LAB TESTING

Inspections are accomplished primarily with a XRF which stands for X-Ray Fluorescence. In simple terms this machine takes an x-ray of the painted surface and the computer reads and registers the amount of lead present per square centimeter in all the layers of paint. This type of testing is done in a home and disturbs little, if any, paint.


Paint chips, surface dust, water and soil samples are collected and certified lab analysis are performed.

LEAD BASED PAINT INSPECTION

We will cme to your home and conduct a surface-by-surface investigation determining whether lead-based paint is present in a house or dwelling units, including common areas and exterior surfaces. A full detailed written report will be provided describing all aspects of the inspection including, if present, which building components contain lead-based paint. This inspection is good to alleviate your concerns by informing you where, if any, lead based painted components are located. A lot of  houses built after 1960 may not have any lead based paint in them and having it certified would also be a great asset to have if you are attempting to sell your home. 

LEAD RISK ASSESSMENT

We will come to your location and provide an onsite investigation to determine the existence, nature, severity, and location of lead-based paint hazards in a residential dwelling or child-occupied facility and provide a full detail written report explaining the results of the investigation and discuss options to look for when reducing any lead-based paint hazards. During this inspection we check damaged/deteriorated paint for the presence of lead paint. We also take inside dust samples and outside soil samples which are sent to a certified laboratory to check for the presence of lead.  We will also have water samples checked for lead content if the client chooses to.
